Hong Kong Airport Seeks New Beauty Retailers

Airport Authority Hong Kong (AAHK) has initiated a Request for Proposals (RFP) for its prestigious perfume and cosmetics, and liquor and tobacco concessions at Hong Kong International Airport (HKIA). These opportunities represent some of the most significant airport retail businesses globally.

The current operator for the perfume and cosmetics concession is The Shilla Duty Free, which manages the Beauty & You stores. China Duty Free Group, through its Duty Zero by cdf brand, holds the liquor and tobacco concession. The tendering process aims to secure new partners for these key retail categories as existing contracts approach their expiration.

Concession Details and Term Length

The perfume and cosmetics concession encompasses seven retail locations, spanning approximately 41,000 square feet across Terminals 1 and 2 of HKIA. Separately, the liquor and tobacco concession involves ten stores, totaling around 36,000 square feet. The current agreements for both categories are set to conclude in September 2027.

AAHK expects the forthcoming contracts to have a substantial duration, with each new term projected to last between eight and ten years, offering long-term stability for successful bidders.

Tender Process and Requirements

Interested parties must submit their proposals by 16:00 Hong Kong Time on 5 January 2027. Tender documents are accessible via AAHK’s electronic tendering system, the ePROS Website. To download these documents, potential bidders must hold a valid Registered Account classified as ‘Retailers/ F&B Operators’ and pay a non-refundable fee of HK$50,000 for each tender.

Airport Authority Hong Kong described HKIA as a "unique business opportunity for travel retail operators in this prestigious aviation hub in Asia," highlighting its extensive air, sea, and land connections.

Strategic Implications for Asia's Travel Retail

This tender presents a critical opportunity for major beauty travel retail operators and brands looking to solidify their presence in Asia. Hong Kong International Airport’s status as a world-class transport hub, combined with the long contract terms of eight to ten years, offers a significant platform for growth and market penetration.

Companies seeking to expand their footprint in the region's duty-free sector will need to prepare comprehensive proposals by the 5 January 2027 deadline to compete for these substantial retail spaces, which could shape their regional strategy for the next decade.
